Buying property in the Tricity — what you actually need to know.

What is RERA registration and why does it matter?

RERA (Real Estate Regulatory Authority) is the state-level body a developer must register every project with before selling units. The registration number includes the promoter ID, state code, project ID, and year. Unregistered projects are illegal to sell.

BN Habitat only lists RERA-registered projects. Each project page shows the RERA number; you can cross-check it on the state RERA portal.

What is the difference between carpet area and super built-up area?

Carpet area is the actual usable floor you walk on, measured wall-to-wall inside your flat.

Super built-up areaadds your share of common areas (corridors, lifts, lobbies) plus wall thickness. It's typically 20-30% larger than carpet area.

RERA mandates price per carpet-area sqft in all contracts — so when you compare projects, always normalise to carpet.

What is the circle rate and how does it affect my cost?

Circle rate is the state-fixed minimum per-sqft price for registration. Stamp duty and registration fees are calculated on max(actual sale price, circle rate).

Some sellers under-declare the sale price hoping to pay stamp duty on the lower circle rate. This is illegal and exposes the buyer to penalty + tax notices later. BN Habitat's calculator shows stamp duty on the full declared price.

Is GST payable on property purchase?

GST applies only to under-construction properties — 5% on non-affordable housing (above ₹45 L total), 1% on affordable housing. No GST on ready-to-move (completion certificate received) properties, since sale of completed property is outside GST scope.

The calculator on every project page itemises GST correctly based on construction status.

What does "one advisor per buyer" actually mean?

Every buyer on BN Habitat is matched with a single advisor from first enquiry to handover. No transfer between cold-call and site-visit teams, no parallel pitches from multiple brokers.

Your phone number stays internal. Developers and other agents don't get it; any outbound contact routes through your advisor.

Does BN Habitat charge the buyer anything?

No buyer-side fee. BN Habitat is compensated by the developer under their standard channel-partner agreement — the same rate they'd pay any other registered agent. Your quoted price is the developer price, not inflated.

Which cities does BN Habitat currently cover?

Tricity (Chandigarh, Mohali, Panchkula, Zirakpur, New Chandigarh) + Gurugram. We expand to a new city only when there are at least 10 verified projects in the pipeline — no-project cities don't get a landing page.
