All prices, payment plans, and charge breakdowns shown on BN Habitat are indicativeand subject to change at the developer's sole discretion. Final price + payment schedule is confirmed only at booking, against the developer's allotment letter and RERA-registered Agreement to Sell.

The calculator on every project page itemises BSP, PLC, EDC/IDC, IFMS, GST, stamp duty, and registration based on currently-published rates. Government rates (stamp duty, circle rate, GST) can revise without notice.

RERA cross-check

Every project listed on BN Habitat is RERA-registered at the time of listing. The registration number is shown on each project detail page. Buyers are encouraged to cross-check the latest statuson the official state RERA portal before booking — registrations can lapse, and BN Habitat's listing may not reflect a same-day status change.

Single-advisor model

BN Habitat operates a single-advisor model: every buyer is matched with one BN Habitat advisor end-to-end. We are not a broker chain. We are compensated by the developer under their standard channel-partner agreement (the same rate they would pay any other registered agent), not by the buyer. Buyers pay the developer's quoted price directly to the developer; BN Habitat does not collect or hold any buyer-side payment.

Liability

BN Habitat's liability for any disputed transaction is limited to the channel-partner commission earned on that specific transaction. Buyers retain all rights against the developer under the RERA Act, 2016 and the Agreement to Sell.
