Privacy Policy
1. Who we are
BN Habitat (“BN Habitat”, “we”, “us”) is a real-estate platform operated by GPS Waraich, RERA PBRERA-HRY06-REA0046. We are a “Data Fiduciary” under the Digital Personal Data Protection Act, 2023 (“DPDPA”).
2. What personal data we collect
- Contact information — name, phone number, email address when you submit an enquiry, use the payment calculator, or register as a seller.
- Property preferences — budget, configuration, locations, timelines — submitted through our forms.
- Usage data — pages visited, features used, device type (via PostHog + server logs).
- KYC data — only when you begin a booking transaction (PAN, Aadhaar masked, proof of income). Encrypted at rest, retained per RBI/RERA requirements.
3. How we use your data
- Connect you with a BN Habitat advisor (never a third-party broker).
- Compute personalised payment schedules via the calculator.
- Send booking confirmations, hold-expiry reminders, and payment milestone reminders via WhatsApp (WATI) or SMS (MSG91).
- Improve the product via aggregated usage analytics (PostHog, EU region).
4. Your phone number is never made public
Per D-9 of our design policy, no buyer or seller phone number is ever displayed publicly on bnhabitat.com. All enquiries route through BN Habitat. Brokers listed on our platform do not receive your contact details directly.
5. How we share your data
We share personal data only with processors strictly necessary for the service: payment processor (Razorpay), messaging providers (WATI, MSG91), storage (AWS Mumbai), analytics (PostHog EU). We do not sell your data.

7. Your rights
As a Data Principal under the DPDPA, you have rights to:
- Access the personal data we hold about you
- Correct inaccurate data
- Erasure of data (subject to legal retention obligations)
- Nominate another person to exercise rights on your behalf
- File a grievance
Contact our Grievance Officer at privacy@bnhabitat.com. We respond within 7 days and resolve within 30 days.
8. Children
We do not knowingly process data of individuals below 18. If you discover a minor has submitted personal data, contact us to have it deleted.
9. International transfers
Some of our processors operate outside India (Neon in Singapore, PostHog in EU, Anthropic in US). Transfers occur under contractual safeguards.
10. Changes to this policy
We may update this policy. Material changes will be notified on the home page 30 days in advance. Continued use of the service constitutes acceptance.
